It may be required for an overseas buyer, who wants to know what is included in the property they are acquiring. But often, it’s something that needs to be done at a particularly traumatic time, such as on the death of a loved one, or following a divorce or separation; and yet it is at just such a difficult time that an independent evaluation is most important, whether for probate purposes, or to contribute to a settlement or division of property.
